Draft 1/4/95 <br /> <br />Exhibit C <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />WENDELL~S, INC. <br /> <br />On .., 1995, Site Plan approval was granted by the City of Ramsey <br />("City") to W~dell's, Inc., CPermittee") to construct a 20,000 square foot manufacturing facility <br />consisting .o,f ~5,000 square feet of manufacturing space and 5,000 square feet of office space <br />("Structure ') o~1 thc property which is legally described as follows: <br /> <br /> Lot 1, Block 5, Gateway North Industrial Park 2, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval isiissued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer br architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br /> accordanc~ with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br /> as shown c~n the Site Plan submitted by the Perrnittee, which Site Plan consists of <br /> ( ) sl~eets dated ...... 1995, Revision <br /> ,19.95. <br /> <br />4. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br /> following slte improvements on the Site in accordance with the specifications and location <br /> as shown off the Site Plan. The Required Improvements are as follows: <br /> <br />g. <br />h. <br />i. <br /> <br />Bimi3ainous driveways and maneuvering areas <br />Con~ete curbing <br />site gading <br />Sod ~d seed <br />Estal:l 'shment of new and relocation of existing trees <br />Fh'e ]~es trees <br /> <br />The ("Requital Improvements)". <br /> <br />FIRE LANEi$. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING.'~; Any lighting installed on the structure or in the parking lot shall be <br />designed so as ~o deflect light away from Industry Avenue N.W. <br /> <br />BUILDING F~CADE.
