The main level is proposed at 19,600 square feet and the upper mezzanine <br />level at 5,000 square feet. The proposed project meets City Code requirements for lot coverage, <br />architectural standards, setbacks and landscaping. <br /> <br />Although there ~re projected to be 40 employees on the maximum working shift, it has been <br />indicated that thee could be occasions when all 55 employees would be required to be on the site. <br />The employee p~king lot is proposed at 40 spaces and there is a 10-space visitor parking lot at the <br />front entrance to[the building. The applicant's have noted that there is additional space on the site <br />to expand the pa~king areas if necessary. The applicant has also indicated that the site plan will be <br />modified to include the standard B-612 concrete curbing around the perimeter of all bituminous <br />surfacing. <br /> <br />In keeping with Prior development to the east, construction of an 8 foot wide pedestrian pathway is <br />being required p~allel to County Road #I 16 for the entire length of the property. <br /> <br />The loading dock and waste storage area will be visible from County Road #116 and accordingly, <br />screening has be~n proposed. The type, size and quantity of plantings and/or fencing needs to be <br />identified on the ~ite plan. <br /> <br />The site plan w~ts forwarded to Anoka County for review and they have verbally expressed <br />concern with th~ proposal for two accesses onto County Road #116. In anticipation of the <br />County's recomrhendation for one access and the added pavement costs for that adjustment to the <br />s~te development, Miller Arch~t,ects and Wendell s dewsed what ~s referred to ~n your enclosures as <br />Site Option 'E'. l~ite Option 'E retained two accesses but relocated them to align with street and <br />driveway inters~tions on the south side of County Road #116. At the date of this writing, Staff <br />and the applicants are awaiting a decision from the Anoka County Highway Department regarding <br />the two access point proposal. <br /> <br />An accurate grading and drainage plan cannot be prepared until there is a decision from Anoka <br />County regarding whether the site will have one or two access points. Because the weather is not <br />conducive to we' :land delineation, the City Engineer has recommended that grading be restricted to <br />areas having an flevation of at least 862 feet. <br /> <br /> <br />
