ensure a handicap :accessible pathway. The site plan and the grading plan should be amended to
show the pedestrim pathway. It would appear that the trail may not be able to be accommodated
within the Count9 road right-of-way. An easement of sufficient width to accommodate the
proposed trail sho$1d be dedicated to the City in a separate, recordable document. The maximum
grade of the trail t:an be no greater than 5 percent. It will be necessary to slightly modify the
proposed grading ~lan to meet this constraint.

Setbacks: The proposed facility fronts on County Road gl 16 and the structure setback from that
thoroughfare is 50 feet from the'property line or 110 feet from road eenterline, whichever is
greater. The building is proposed to be located 70 feet from the property line and 130 feet from
road centerline. The structure also meets the 20 foot side yard setbacks and the 35 foot rear yard
setback.

Lanct$cap¢ plan; Ieandseape plans have been incorporated into the Site Plan and in accordance with
City Code, it doe~,provide a 20 foot deep landscape area parallel to County Road gl 16. The site
plan must be mottled to identify the number, type and size of plantings to be established in the
landscape zone, th~ loading/trash receptacle zone or anywhere else on the site.

Screenine: Because the site is surrounded by indusWial sites, no screening is required. However,
given the-placem~nt of the loading dock and trash receptacle, the site plan is correct in proposing
plantings and fending to screen them from the view of the public right of way.

Architectural Standards: City Code requires that in the Industrial District, exterior wall finishes be
of material that isiS0% other than metal on the exposed walls. In accordance with City Code, the
exterior finish of the building is proposed be pre-cast concrete. The proposed building does not
exceed the 35 foo~height restriction.
.Waste Storage; C~ty Code requires that all solid waste and refuse receptacles shall be stored within
a completely screened sa'ucture or container. The site plan does indicate a screened waste storage
area consisting o~ plantings and fencing. As mentioned earlier, the site plan needs to be modified
to identify the quantity, type and size of plantings.

Off Street Parking - Design: City Code requires all drives, off-street parking and loading areas to
be surfaced with l~ituminous or concrete and finished with B-612 continuous concrete curbing. All
of these areas are, proposed to be surfaced with bituminous but the entire perimeter of these areas
are not proposect to be finished with B-612 concrete curb. The site plan should be amended
accordingly.

Off Street Parking - Spaces Required: City Code requires 1 parking space for each employee on
the maximum w~rking shift. It is Staffs understanding that there are 40 employees on the
maximum work Shift, however, there may be occasional events where all 55 employees would be
at the site. The e.mployee parking lot proposes 40 spaces and an addilaonal 10 spaces are provided
in the visitor parking lot for a total of 50 parking spaces available for use by employees and/or
customers. To ~a~ void situations' of parked vehicles obslamcfing site-maneuvering areas on
occasional event~, City Staff is recommending that serious consideration b'e given to increasing the
number of off-sweet parking spaces between the employee lot and the visitor lot to a minimum of
55.

%1
