I <br /> <br />I <br />I <br /> <br />Exhibit C <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br /> WENDELL'S, INC. <br /> <br /> On February 28, 1995, Site Plan approval was granted by the City of Ramsey ("City") to <br /> Wendell's, I.n~., CPermittee") to construct a 20,000 square foot manufacturing facility <br /> consisting of i15,000 square feet of manufacturing space and 5,000 square feet of office <br /> space ("Structure") on the property which is legally described as follows: <br /> <br /> Lot 1,Block 5, Gateway North Industrial Park 2, Anoka County, Minnesota <br /> <br /> the ("Site"). <br /> <br /> This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this <br /> approval are ~ts follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />2. STA~E BUILDING CODE COMPLIANCE. The structure shall be <br /> consL~ucted in accordance with the requirements of the State Building Code. <br /> <br />3. SITI~ PLAN COMPLIANCE. The structures shall be sited and constructed on <br /> the Site as shown on the Site Plan submitted by the Permittee. These duly <br /> appr6ved construction plans are listed in Exhibit B. <br /> <br />4. REQ~UIRED IMPROVEMENTS. The Permittee 'shall construct and install the <br /> following site improvements on the Site in accordance with the specifications and <br /> locatlon as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />o <br /> <br />a. Bituminous driveways, parking areas and maneuvering areas <br />b. ~ B-612 concrete curbing around the perimeter of all bituminous <br />c. Site grading <br />d. Sod and seed <br />e. Establishment of new trees and relocation of existing trees <br />f. Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIR~ LANES. Fire lanes shall be maintained on the Site. The exact location of <br />theset items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIG~ITING. Any lighting installed on the structure or in the parking lot shall be <br />designed so as to deflect light away from Industry Avenue N.W. <br />BUILDING FACADE. The Permittee agrees to construct all building faces of <br />the dame material as listed on the Site Plan as certified by the Zoning Administrator. <br /> <br />TAX INCREMENT FINANCING. Upon receipt of a Certificate of <br />OccUpancy for the structure, the City agrees to provide the Permittee with financial <br />assistance in the amount of Two Hundred Three Thousand Dollars and no cents <br />($203,000.00) towards improvements.
