I <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />CASt # F <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF <br /> RAMSEY MEADOWS 3RD ADDITION; <br /> CASE OF JACK MENKVELD <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />The preliminary i~lat approved on May 26, 1992 for Ramsey Meadows consisted of 29.5 acres to <br />be subdivided intp approximately 29 single family lots. At this time, Mr. Menkveld is proposing <br />to £mal plat the th~ phase of Ramsey Meadows which consists of 4 lots and one ouflot. <br /> <br />Observations: <br /> <br />All of the lots i/n this third phase of Ramsey Meadows meet the minimum lot dimension <br />requirements andtdo contain at least 10,800 square feet of area above ordinary high water. <br /> <br />The lots will receive public access from 149th Lane N.W. Thc public improvements (streets, <br />sewer, water, sto.gn sewer) were installed as a part of previous phases of Ramsey Meadows. <br /> <br />The City Engineer is requesting a drainage plan that will provide sedimentation for the discharge <br />properly conductlt into a dedicated drainage easement. <br /> <br />The ability to ore,rte Lot 4 of Block 1 is dependent upon fi/ling certain wetland areas in accordance <br />with the approv_b, xl Wetland Mitigation Plan dated December 11, 1992. All mitigation plans <br />approved under [he interim rules must be completed by June 30, 1995 or the approved filling <br />becomes void. <br /> <br />In accordance with the recommendation of the Park and Recreation Commission at the time of <br />preliminary plat ~view, park dedication will be satisfied with a cash payment. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Siie location map <br />~oposed final plat <br />City Staff review letter dated February 28, 1995 <br />Proposed resolution <br />Proposed development agreement <br /> <br />Recommendation: <br /> <br />City Staff recommends Fmai plat approval of Ramsey Meadows 3rd Addition. <br /> <br />Council Action: <br /> <br />Motion to; <br />Adopt Resolution #95-02- anting final plat approval to Ramsey Meadows 3rd <br />Addition ~contingent upon compliance with City Staff Review letter dated February 21, <br />1995. <br /> <br />Review Checklist: <br />CC: 2/28/95 <br /> <br />City Engineer <br /> <br /> <br />
