We offer the <br />following comments: <br /> <br />1. .Zoning: The subject property is zoned R-1 Urban Residential. <br /> <br />o <br /> <br />General: The approved preliminary plat consists of approximately 29.5 <br />acres to be developed with municipal water and sanitary sewer and <br />subdivided into 29 single family lots. This phase of Ramsey Meadows <br />consists of 4 lots and 1 outlot. <br /> <br />.Lgt Size~ and Dime.n. si0ns: Alt of the lots meet the minimum 80 foot width <br />at the front property line or the building setback line. In addition, all of the <br />lots adjacent to the wetlands contain a minimum of t0,800 square feet of <br />area above the Ordinary High Water mark. <br /> <br />Streets: All of the lots receive access from I49the Lane N.W. which was <br />constructed in a previous phase of Ramsey Meadows. <br /> <br />Outlots: Outlot A is wetland area that will be dedicated for drainage and <br />utility easement purposes. <br /> <br />Drainage: Roughly 750 feet of 149th Lane plus the impervious surface <br />from seven residential lots will drain eastward down 149th Lane and <br />directly into the protected wetland on the south side of the roadway and onto <br />private property on the north side of the roadway. Provisions must be made <br />to provide sedimentation for this discharge and to have it properly <br />conducted into a dedicated drainage easement. A drainage plan needs to be <br />submitted which addresses this issue. <br /> <br />.Wetlands; The development of this plat relies on the r/ced to fill certain <br />wetland areas and excavate highland in accordance with vCetland mitigation <br />plan dated December 1 I, 1992 and approved by the Lower Rum River <br />Water Management Organization under the interim rules for the Wetland <br />Conservation Act.
