I <br />! <br />I <br />I <br /> <br /> CASE # <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF WHITETAIL MEADOWS, <br /> MINOR SUBDIVISION; CASE OF LARRY FERBER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Larry Ferber isirequesting a minor subdivision to subdivide a 19 acre parcel located on the east <br />side of Baugh Stre6t, just south of Countryside Estates. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />CityiStaff review letter dated February 17, 1995 <br />Prol:~OSed development agreement <br />Proposed resolution for final plat approval <br /> <br />Observations: <br /> <br />The sketch plan forithe minor subdivision was reviewed by the Planning Commission on February <br />7. Because it is a rriinor subdivision, no public hearing was required. <br /> <br />The subject proper~y is zoned R-1 Rural Residential and is located in the Rural Service Area, for <br />which minimum lo4 size is I0 acres and the density is restricted to 4 units in 40 acres on a pro rata <br />basis. City Code skates that if a parcel is not evenly divisible by 10, an additional lot may be <br />developed if the s~ze of the fractional parcel is at least 75% of that required for a single lot. <br />Therefore, the divis~lon of the property into a 10 acre and a 9 acre lot is permitted. <br /> <br />The existing homesiead will be located on Lot 1. Lot 2 would require an access onto Baugh Street <br />(County Road #85). The Anoka County Highway Department has reviewed the plat and <br />recommended that! the access for Lot 2 be constructed within 30 feet of the north property <br />boundary for Lot 2~ They have also recommended the removal of some of the Cedar trees in that <br />area for improved light distance. The plan submitted by the applicant proposes to comply with <br />these recommenda~ons. <br /> <br />The plan submitted ~ndicates that there are two wells on Lot 1. The plan indicates that the southerly <br />well is to be abandbned, however, the applicant wishes to continue using this well for Lrrigation <br />purposes.
