We offer the following comments: <br /> <br />1. ~ General; The proposed plat is a minor subdivision that proposes to subdivide <br /> :~ approximately 19 acres into two single family lots; one at 10 acres and the other at 9 acres.. <br /> The existing homestead on the property will be located on Lot 1. <br /> <br />Zoning: The property is zoned R-1 Rural Resident'iai and the density is restricted to 4 <br />units in 40 acres on pro rata basis. Therefore, the creation of two lots on 20 acres is <br />permitted. <br /> <br />Lot Sizes: The subject parcel is located in the Rural Service Area, for which minimum lot <br />size is 10 acres. However, City Code states that if a parcel is not evenly divisible by 10, an <br />additional tot may be developed if the size of the fractional parcel is at least 75% of that <br />required for a single lot. Therefore, division of the property into a 10 acre and a 9 acre lot <br />is permitted by City Code. <br /> <br />Lot Dimensign$; Both of the lots meet the minimum lot width requirement of 200 feet. <br /> <br />.Wetlands; There are no 'designated' wetlands on the property, and it does not appear that <br />lesser classification wetlands exist on any part of the property. <br /> <br />Drainage: The development of an additional single family residence on proposed Lot 2 <br />would not significantly alter drainage. The plan appropriately shows a culvert to be placed <br />beneath the driveway proposed to service the new residence. <br /> <br />Drainage and U¢lil:y Easements: The final plat to be recorded should dedicate the <br />standard 10 foot dra/nage and utility easement along all outer perimeter property lines and <br />the standard 5 foot drainage and utility easement along ail common property lines. <br /> <br />Access to Lots. The existing homestead on Lot lcurrently receives public access from <br />Baugh Street or County Road #83 and it's location is acceptable to the Anoka County <br />Highway Department.. The Anoka County Highway Department has recommended that <br />the access for Lot 2 be made within 30 feet of the north-most line of this parcel.
