! <br />,I <br /> <br />'! <br /> ! <br /> i <br /> <br /> I <br />,I <br /> <br /> CITY OF RAMSEY <br />ANOKA COUNTY, MINNESOTA <br />I~EVELOPMENT AGREEMENT - PUTTER'S FIELD <br /> <br />THIS AGREEI~IENT, made and entered into by and betWeen the CITY OF RAMSEY, a <br />municipal corpori, tion of the State of Minnesota (the "CITY"), and RICHARD J. KERNER, <br />whose address is Route 1, Box 189, Isanti, Minnesota ("the DEVELOPER") <br /> <br /> WITNES~ETH: <br /> <br /> WHERE~S, the DEVELOPER is the fee owner of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br /> Lot 1, Bl°~ k 1, PUTYER'S FIELD, Anoka County, Minnesota <br /> <br />the "Subject Prol~rty"; and <br /> <br /> WHERgAS, on February 28, 1995, pursuant to Resolution #95-02-.. , the CITY <br />approved the fina~ plat of the Subject Property which plat is known as PUTTER'S FIELD (the <br />"Plat") contingen~on certain requirements, including DEVELOPER and CITY entering into this <br />agreement; and <br /> <br /> WHERE~S, the Plat consists of one (1) lots totalling approximately 1.4 acres; <br /> <br /> WHERE.AS, approval of the Final Plat is given pUrsuant to the City's Subdivision Code <br />Section 9.50.05 ($ubd. 2) entitled "Division or Consolidation of Planed Lots',. <br /> <br /> WHEREAS, no expenditure of CITY funds will be made until City Code escrow <br />requirements hav~ been fulfilled by the DEVELOPER. <br /> <br />NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br />IMPROVEMENTS <br /> <br />Access to Lots. Lot 1, Block 1, shall have access onto 170th Lane N.W. The <br />DEVELOPER herein agrees to deposit a cash payment at the City in the amount of Two <br />Thousand Three Hundred Thirty One Dollars and 40/100 ($2,331.40) as amortized <br />compens_~tion for the benefits received from the 1979 street construction and 1983 <br />sealcoating projects for which the Subject Property did not receive an assessment. <br /> <br />Drainag~ and Utility Easements. The standard drainage and utility easements around <br />the perimeter of the lot shall be dedicated to the CITY on the Final. Plat. <br /> <br /> <br />
