We offer the following comments: <br /> <br />General: The intent of the minor subdivision is to properly def'me and plat parcels that are <br />to be conveyed to the Northfork Homeowners Association and the City of Ramsey. <br /> <br />Lots Sizes and. Dimension. s: Minimum lot sizes and dimensions are not applicable to <br />parcels being platted for future development, open space and park purposes. All of the <br />parcels should be identified either as outlots or parks. <br /> <br />The park area on the east boundary of the proposed plat was previously described and <br />provided to the City by a perpetual easement in conjunction with a previous phase of the <br />Northfork P.U.D. Funds have been allocated in 1995 for improvements to this park area. <br />City Staff is recommending that the developer be required to submit a topographical map of <br />the area with 2 foot contours to facilitate planning for.the development of this park area. <br /> <br />A~cess: Vehicular access to the lots is not. intended; pedestrian access is provided through <br />adjacent trails and parks. <br /> <br />Park Dedication: No park dedication is required on a plat that identifies open space and <br />park land for conveyance. <br /> <br />Drainage' There will be no changes in the drainage patterns as a result of this platting <br />process. <br /> <br />Plat Design: In accordance with City Staff's recommendation at the time of sketch plan <br />review, the boundaribs of the proposed plat of Northfork Moors were expanded to include <br />the surrounding unplatted remnant parcels. All property to be held by North Fork for <br />future development and all property to be conveyed to the homeowners association will be <br />designated as outlots. The parks and trails to be conveyed to the".City would be designated <br />as such. <br /> <br /> <br />
