With the development of the townhomes, the density will still be less, 1 unit <br />per 14.5 acres, than the approved density for a similar PUD in Ramsey with a golf course, 1 unit <br />per ~.25 acres. <br /> <br />Th~development of the remaining outlot and lot with 12 townhomes will exhaust the subdivision <br />of ~velopable land and bring final closure to the P. UD. <br />As you will note in the City Staff review letter, at the time of preliminary plat approval there were <br />concerns with soils and drainage in the area and the design of the septic systems. Since <br />pre~minary plat approval, the developer has submitted a revised grading and drainage plan that <br />meets with the City Engineer's approval and also provides for a sedimentation basin and an erosion <br />consol plan. The developer has also submitted septic system design plans that have been reviewed <br />andCpproved by the City Engineer and City Building Official. <br /> <br />In a~cordance with the review letter, the developer a/so submitted a Landscape Plan that proposes <br />to establish a berm planted with trees between the townhouses and adjacent single family homes. <br />The revised Landscape Pan also provides for the planting of 12 additional trees (1 per unit) <br />amongst the townhomes. <br /> <br />The townhouses are proposed to be served by a private road.
