That the DEVELOPER will develop the Plat in accordance <br /> with the City Code, Section 9.50, entitled "Subdivision. <br /> Co. nfor~tance with Plan. The Plat shall be developed pursuant to the final plat <br /> consistin[g of two (2) sheet(s), prepared by Hakanson Anderson Associates, Inc., entitled <br /> Willow Ridge. <br /> r <br /> lncort~o/'ation of All City Code Reauirements. That the recitals above and the <br /> provislon'~s of the City Charte~, Subdivision-Code, Zoning Code and Public Improvement <br /> Code of~e CITY, as amended to date hereof, are incorporated herein by reference. <br /> <br />Stage I ilmorovemcnts Reauired. The DEVELOPER agrees to construct the <br />required 5[tage I Improvements according to the terms and conditions of this contract and in <br />accordance with DEVELOPERS~ plans submitted to the CITY; Said plans shall be in <br />general c6nformance with the Grading Plan prepared by Hakanson Anderson Associates, <br />Iht.and d~ted March 17, 1995. The final construction plan for sanitary sewer, storm <br />sewer, w~itermain, and street improvements shall be submitted to the City Engineer for <br />review and approval prior to construction. The DEVELOPER shall obtain a permit from <br />the Minngsota Department of Natural Resources for the access at Cobalt Street N.W. and <br />T.H.#47 ~nto the Plat and shall pay ~all construction costs 'associated with the <br />amproverrtents to T.H.#47 which are a condition of that permit. The DEVELOPER shall <br />also be r~ponsible, at its expense, for installation of gas, .telephone, and electric utiity <br />improven~j nts. Street lights are the resPonsibility of the DEVELOPER, however, the <br />CITY wil~ arrange for their installation as a Stage II Improvement. The DEVELOPER <br />shall be re[ponsible for completing the rough grading and providing lot corner stakes prior <br />to the insta~!lation of underground utilities. . <br /> ; <br />Boulevard! an.d ..Area' Restoration. The DEVELOPER shall be responsible for the <br />cost of estfiblishing seed or sod in all boulevards within thirty (30) days of the completion <br />of the stregt improvements, and restoring all other areas disturbed by the development <br />grading opgrafion in accordance with the approved erosion and sediment control plan. The <br />DEVELOPER shall also be responsible for the cost of cleaning any soil, earth or debris <br />from the w~eflands within and adjacent to this Plat resulting from grading performed in the <br />development of the land. <br /> <br />Reauirerrrents After Street Surfacing,. After the street surfacing is installed, the <br />DE~/ELOPER shall clear any soil, earth~ or debris from the streets and from the lots <br />within thel Plat resulting from any construction on the Subject Property by the <br />DEVELOPER or their successors and assigns. <br /> <br />Stage I Init~r0vements Completion Date. The Improvement completion date shall <br />be o~n or be~bre November 15, 1995. <br />uStage I Ilnpr.ovement Financial Ouar. antee.
