We offer the following comments:

General: The intent of the minor subdivision is to plat property owned by
Waste Management of Minnesota, Inc. that is obligated for conveyance to
the City of Ramsey. 'The receipt of this property, is a fulfillment of their
agreement with the City to either develop a ski hill on the former landfill or
deed certain property to the City.

LotS Sizes ~an.d. Dimen~io.n~;~ The total area of the plat is 112 acres.
There are no minimum lot sizes and dimensions applicable in this case.

Lot Designations.: Oudots A and B on the north side of t53rd are
designated as such for future development and will be deeded to the City.

What is shown as Lots 1 and 2 south of 153rd will be retained by the City
and developed as park.

What is shown as Lot 3 will be retained by Waste Management to fulfill
their obligation to provide a 300 foot buffer between the toe of the slope and
Ramsey's property. Because it has no public access, this lot should also be
designated as an outlot to clearly indicate it is not considered buildable.

:4.

Easements; The wetland on the property has been appropriately
designated as drainage and utility easement.

Access: Vehicular access to Lots 1 and 2 and Outlots A and B is provided
by 153rd Avenue N.W.

I
I
I
I:
I
I
I
I
I'
I
I
I
I
I
I
I
I
I
I
