Draft 3/16/95 <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br /> TREND SCIENTIFIC, INC. <br /> <br />On. ~ _ .___~__, 1995, Site Plan approval was granted by the City of R~msey <br />("City") to Riverside Development Corporation, to construct a square <br />foot manufaetm/ng facility consisting of square feet of manufacturing space <br />and - square feet of office space. CStmcture") on the property which is legally <br />described as follows: <br /> <br />I <br />I <br />I <br />! <br />I <br /> <br />the ("Site"). The development of this faciIity, for use by the Trend Scientific, Inc. ("Permittee") <br />w/Il c~se the construction of certain unique site improvements for the facility. The City has <br />determined that these unique improvements are reimbursable by the City under its Tax Increment <br />Financ~g Plan. This approval is issued pursuant to the Development District Program and Tax <br />Increment Financing Plan for District No. 2. The conditions of this approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer or architect. <br /> <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE.. The structures shall be sited and constructed On the Site <br /> as shown on the Site Plan submitted by the Permit-tee, which Site Plan consists of <br /> ( . ) sheets dated ,1995, Revision <br /> .... 1995. <br /> <br />4. REQUIRED IMPROVEMENTS. 'Thc Permittee shall Construct and install the <br /> : following site improvements on the Site in accordance with the specifications and location <br /> as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />o <br /> <br />..9//) <br /> <br />g, <br />h. <br />i. <br /> <br />Bituminous driveways and maneuvering areas <br />Concrete curbing <br />Site grading <br />Sod and seed <br />Establishment of new trees and relocation of existing trees <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot shall be <br />designed so as to deflect light away from Uranium Street N.W. <br /> <br />BUILDING FACADE.
