the Developer pai~ the full cost of the Xkimo street improvements of River's Bend 3rd Addition which included $_:'.16,106.48, the City's share of the street construction. This amount shall be credited toward th~ Developers share of Xkimo Street on River's Bend 4th Addition, which will be undertaken by the 12ity as an MSA project. The Developer a~ees to be assessed for the cost of one half of Xkimo Street to residential street standards and ont~ half of the cost of Xkimo to MSA standards. The credit of $16,606.48 will be used to reduce th~amount of this assessment. The sewer, wateri and storm sewer improvements will be constructed and assessed as a public improvement project. The City will be crediting the cost of constructing those improvements by any excess REC'sipreviously assessed to River's Bend 3rd and 4th Additions. As with River's B~nd 3rd Addition, the developer will be required to continue the sidewalk along Xkimo Street N.W. Also in keeping v0ith previous developments along major thoroughfares, the developer recognizes the need for a tra!.l link to connect the sidewalk in River s Bend 3rd and 4th Add,nons with the bituminous trail ~ing developed parallel to #47 to the north. The exact alignment of that trail is unknow at this ti~e but two likely locations are the T.H. #47 right-of-way adjacent to Outlot E or the east property _fine of Outlot E. The Developers have agreed to provide the City with a 25 foot wide easement al ,c~ng the east property line of Outlot E in the event the decision is made to construct the trail link in thg location. RecommendatiOn: City Staff recomn~ends final plat approval contingent upon compliance with City Staff review letter dated April 20, 1995.
