The
final plat consists of two sheets dated April 17, 1995, prepared by Hakanson
Anderson Associates. We offer the fo/iowh~g comments:

General: The proposed plat is in the Industrial District and consists of
approximately 50 acres to be subdivided into 3 lots and 2 outtots. Outlot A
is a natural depression that will be used for ponding purposes and perhaps
some minor recreational activity such as a walking path around the ponding
area. Outlot B is reserved for furore development.

;4.

:Respectfully,

CTi-'Y OF RAMSEY

Sylvia Frolik
Zoning Administrator

Lot Sizes and Dimensions: Ail of the lots meet the 1 acre minimum lot size
requirement and with the construction of Uranium and McKinley Streets,
each lot will meet the 200 feet of frontage on a public road requirement.

Drainage: Drainage from the streets and industrial lots will be directed to the
depression reserved for drainage on Ouflot A. It is anticipated that an outlet
from this area will be connected to Magnesium Pond which will be provided
with an outlet to either the Rum or Mississippi River. Additional on site
drainage ponds may be required on individual sites if necessary.

Streets: The lots will receive public access from McKinley Street N.W. and
Uranium Street N.W. McKinley Street will be aligned along the route of
the sanitary interceptor sewer. These streets are being constructed by the
City with Tax Increment Financing revenues to promote economic
development in the area.

5. Park Dedication: The City is exempt from park dedication requirements.

Steven Jankowski
City Engineer

I
I
I
I
I!
I
I

I
I
I

I
I
I
I
I
