Park dedication shall consist of a combination of cash <br />and trail delelopment. The .69 acres of trail corridor will comprise twenty -nine percent <br />(29%) of tlie park dedication due on the Plat. As a Stage I Improvement, the <br />DEVELOPI~,R shall construct and pave a ten (10) foot wide bituminous path as delineated <br />on the final )lat at a grade not to exceed 5%. Trail construction will be credited at Six <br />Dollars ($6., ~0) per lineal foot against the Twelve Thousand Four Hundred Ninety Six <br />Dollars ($12,496.00) due the CITY for park dedication (22 lots x $800flot x 71%). The <br />cost of the ~,o culverts, which may be required, will also apply to the remaining park <br />dedication c~.sh due upon approval by the City Engineer. <br /> <br /> V. <br /> GENERAL <br /> <br />Tree and SOd Planting Plan. Sodded boulevards are a requirement for each lot in the <br />Plat prior to ;issuance of a Certificate of Occupancy. In accordance with City Code and the <br /> [ <br />policy estab!ished by the City of Ramsey Park and Recreation Commission on June 10, <br />1993, the DEVELOPER is required to submit a Landscape Plan for CITY approval that <br /> ! <br />identifies existing tree growth within the Plat that will be preserved during construction <br />and new plantings. It is herein agreed that the requirement for a Landscape Plan shall be <br />fulfilled by ~e DEVELOPER as follows: <br /> <br />(a) <br /> <br />(b) <br /> <br />Minirrfizing the impact of construction on trees in accordance with Minnesota <br />ExtenSion Service publication "Protecting Trees From Construction Damage" <br />(Publiaation #NR-FO-6135-S). <br /> <br />Planting one two-inch diameter tree (or equivalent thereof) of an approved species at <br />the ro~id frontage or in the front yard of each of the lots in the Plat prior to the <br />issuance of a Certificate of Occupancy. In the event the weather is not conducive to <br />tree or: sod planting at the time of Certificate of Occupancy, the Building Permit <br />holder ~hall place a cash deposit in the amount of $200.00 for trees and $100.00 for <br />sod in ~n escrow account with the CITY and upon verification of the planting being <br />accomplished, said cash deposit shall be refunded to the Building Permit holder. <br />Failur~ of the Builder to comply with the planting requirement within a reasonable <br /> <br /> <br />
