I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> CASE #: <br /> REQUI~ST FOR FINAL PLAT APPROVAL OF FOX KNOLL; <br />CASE OF R~[CK MURRAY, RESIDENT/AL DEVELOPMENT COMPANY <br />By: City Engineer Steve Jankowski and Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Rick Murray of Residential Development Company is requesting f'mal plat approval of Fox Knoll. <br />The plat consists of g3 acres proposed to be subdivided into 22 lots that will be served by sanitary <br />sewer and municipa~ water. <br /> <br />a) <br />b) <br />c) <br />d) <br />¢) <br /> <br />Site lbcation map <br />Propgsed final plat <br />City Staff review letter dated May 5, 1995 <br />PropOsed resolution for final plat approval <br />PropOsed Development Agreement and Assessment Agreement <br /> <br />Observations: <br /> <br />Street access to the ~ts will be provided by an extension of 151st Lane N.W. which will result in <br />exceeding the 600 t~oot maximum dead end street length. This over-extended cul-de-sac was <br />approved at the timeiof preliminary plat approval.Another cul-de-sac will be extended north off of <br />151st to access the re~mainder of the developable property. <br /> <br />A Grading and Drair~,age Plan has been accepted and approved by the City Engineer. The final plat <br />dedicates all of the w~efland area as a drainage and utility easement. <br /> <br />In accordance with ne recommendations of the Park Commission, park dedication will consist of a <br />combination of trailidevelopment and cash. In response to concerns expressed for the adjacent <br />Environmental Learrli_'ng Area at Ram.qey School, the trail will not be extended south of 151st Lane <br />N.W. to the Elem{ntary School property as recommended by the Park and Recreation <br />Commission.
