("Permittee") for a two-phase project to develop recreational <br />equipment retail and storage facilities (Structures") totalling 56,000 square feet on the <br />property which i~ legally described as follows: <br /> Lot 2 an~ Lot 3, Block 1, DEAL INDUSTRIAL PARK, Anoka County, <br /> Minnesota. <br /> <br />the ("Site"). <br /> <br /> This approval iq issued pursuant to §9.03.06 of the City Code. The conditions of this <br /> approval are as follows: <br /> <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br /> engineer i~r architect. <br /> <br />2. STATEI BUILDING CODE COMPLIANCE. The structures shall be <br /> constructed in accordance with the requirements of the State Building Code. <br /> <br />3. SITE PI~AN COMPLIANCE. The su'uctures shall be sited and constructed on <br /> the Site ~as shown on the Site Plan prepared by Lampert Architects and dated <br /> received ~y the City on May 2, 1995. <br /> <br />4. SITE P~REPARATION. All .site grading and drainage shall be subject to <br /> approval by the City Engineer. <br /> <br />5. PHASING PLAN. The sites shall be developed in two phases as follows: <br /> <br /> Phase 1 - Construction of a 28,000 square foot facility on Lot 2 including <br /> p~lanbituminous, curbing and landscaping as shown on the approved site <br /> PP~ase 2 - Construction of a 28,000 square foot facility on Lot 3 including <br /> alt bituminous, curbing and landscaping as shown on the approved site <br /> <br />6. REQUI~ED IMPROVEMENTS. The Permittee shall construct and install the <br /> following site improvements on the Site in accordance with the specifications and <br /> location ~ shown on the Site Plan and Grading Plan The Required Improvements <br /> are as follows: <br /> <br /> a. Si~te grading in accordance with the approved Grading Plan prepared by <br /> ~anson Anderson Associates, Inc. dated April 18, 1995, Revision Date <br /> April 26, 1995.. <br /> b. Ia'stallation of bituminous driveways, parking lots and maneuvering areas. <br /> c. ~statlation of B-612 continuous concrete curbing around the perimeter of <br /> ali bituminous surfaces. <br /> d. EStablishment of turf in areas disturbed during construction. <br /> <br /> <br />
