Fire lanes shall be maintained on the Site. The exact location of these items, on the Site shall be as directed by the City's Fire Chief. LIGHTI~, G. Any lighting installed on the site is subject to prior approval by the City Engifleer. BUILDING FACADE. The Permittee agrees to construct the facility with an exterior fahish consisting of wood siding REFUSI~ STORAGE. The refuse storage area shall be completely screened from pubBc view. REQUII~EMENTS FOR BUILDING PERMIT. No building permit for the Site will l~e issued until the permittee has: a) signed and returned this Development Permit; ~ provided the required financial guarantee in accordance with Paragraph 13 of this ~ermit. No Certificate of Occupancy for the smacture will be issued until the Requi~ed Improvements are accepted by the City. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be completed as follows: Phase 1 - November 1, 1995; Phase 2 - November 1, I996. ESCROW. In order to insure the installation of the Required Improvements in accordance with City specifications and in a timely manner, the Permittee shall be required t~ deposit with the City a cash escrow or letter of credit approved by the City, in tl/e amount of Dollars ($ ¢o. oo~ ) for Phase 1 and r Dollars ($ ) for Phase 2, which is 150% of the City's ~stimated cost of the Improvements. Prior to the issuance of the building permits, all financial guarantees must be provided as required herein. Upon cor~pletion of the construction of the Required Improvements, as certified by the City F_~_gineer, the financial guarantee shall be returned to the Permittee. In the event the ~Permittee fails to construct and install the Required Improvements as required [aerein, the City may complete the Improvements with City day labor and/or b~ letting contracts for said completion and draw upon the escrow for payment, i Permittee hereby grants permission and a license to the City and/or its contractors and assigns to enter upon the Site for the purpose of completing the consU-ucti~n and installation of the Required Improvements in the event of the Permittee'S default. LOCATION RECOGNITION. The Permitte'~ herein agrees to recognize Ramsey a~s the City of location for the facility on all forms of advertising and business OOrrespondence. Anchors Away, inc. hereby acknowledges receipt of this permit and that they have reviewed the conclitions of this permit and have agreed that they will comply with the terms of this permit.
