("Permittee") for a two-phase project to develop a sporting good <br />supply and servi~e facility (Structure") totalling 32,000 square feet on the property which is <br />legally described~as follows: <br /> <br />Lot 1, B1 ~0Ck 1, DEAL INDUSTRIAL PARK, Anoka County, Minnesota. <br /> <br />· the ("Site"). ' <br /> <br /> This approval is, issued pursuant to §9.03.06 of the City Code. <br /> approval are as f611ows: <br /> <br />The conditions of this <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer 6r architect. <br /> <br />STATE;BUILDING CODE COMPLIANCE. The structures shall be <br />construcL~ in accordance with the requirements of the State Building Code. <br /> <br />SITE PI]AN COMPLIANCE. The smactures shall be sited and constructed on <br />the Site a~s shown on the Site Plan prepared by Lampert Architects and dated <br />receivedI~Y the City on May 2, 1995. <br /> <br />SITE P,~IEPARATION. All site grading and drainage shall be subject to <br />approval by the City Engineer. <br /> <br />PHASING PLAN. The site shall be developed in two phases as follows: <br /> <br /> phase I - Construction of 16,000 square feet of retail, service and storage; <br /> installation of all bituminous, concrete curb and landscaping shown on the <br /> aplproved site plan.. <br /> Ptjase 2 - Construction of 16,000 square feet of storage and restoration <br /> ot~areas disturbed during construction.. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following, t site improvements, on the Site in accordance, with the. specifications and <br />lo, anon a~ shown on the Sate Plan and Grading Plan The Requzred Improvements <br />are as follbws: <br /> <br />a. Site grading in accordance' with the approved Grading Plan prepared by.. <br /> Hakanson Anderson Associates, Inc. dated April 18, 1995, Revision Date <br /> Al~ril 26, 1995.. <br /> b. InStallation of bituminous driveways, parking lots and maneuvering areas. <br /> c. Installation of B-612 continuous concrete curbing around the perimeter of <br /> ~ bituminous surfaces. <br />d. Establishment of tuff in areas disturbed during construction. <br />e. L~dscaping in accordance with the approved plan prepared by I-Iakanson <br /> Ariderson Associates, Inc. dated May 1, 1995. <br /> <br /> <br />
