City Code doe:~ not require that site plans be subjected to a public hearing. It is City Staffs <br />opinion that the pr(}posed development will have no adverse impacts on the area and no <br />surrounding properti~.s were notified of the pending development. <br /> <br />Observations: <br />The facility is proposed to front on Uranium'Street N.W. and will have two accesses onto that <br />street. <br /> <br />The site plan is in c .o~npliance with City Code for lot coverage, setbacks, pavement and curbing, <br />number of off-street! parking spaces, and landscaping. The site will be served by municipal <br />utilities. <br /> <br />A lighting and waste Storage plan were not included on the site plan. <br /> <br />Thc City Engineer h~ reviewed and approved thc conceptual drainage plan which directs storm <br />run-off into a large regional detention basin located south of thc property. The plan is also subject <br />to a review by the Louver Rum River Water Management Organization. <br /> <br />The City Staff rcviewiletter refers to a fumm 2-stor7 expansion of thc facility that would exceed the <br />35 foot height limit. ,The applicant has clarified that the future expansion will not be 2-story. <br /> <br />Recommendation: <br /> <br />The Planning CommiSsion reviewed the site plan on May 2, and along with City Staff, recommend <br />site plan approval con.tingcnt upon compliance with City Staff review letter. <br /> <br /> Council Action: <br /> <br /> Motion to: <br /> Approve/denyithe proposed site plan for Trend Scientific contingent upon compliance with <br /> City Staff renew letter dated April 28, 1995, the recommendations of the Lower Rum <br /> River Water Management Organization and entering into an agreement with the City. <br /> <br />Review Checklist: <br /> <br />CC: <br /> <br />-~ City Administrator <br />{City Engineer <br />i Economic Development Coordinator <br /> <br />~5/'23/95 <br /> <br /> <br />
