Schroeder <br /> <br />Background: <br /> <br />On April 18, 1'}95, I wrote a memorandum to Council entitled "Urban Development <br />Moratorium". I~a that memo, I noted that in 1995, our budget for direct development fees <br />and charges intd the general fund is projected at $260,929. This compares to the last four <br />years as f°ll°w]i91 actual $164,911 <br />1992 actual $370,867 <br />1:993 actual $496,217 <br />1!994 budget $361,500 <br /> <br />In addition to ~ese revenues are sewer and water access charges, trunk charges, park <br />dedication fees,_ md miscellaneous fees and charges. <br /> <br />On April 24, 1!~95, I wrote the attached development activity memorandum regarding <br />specifically non .residential development district projected revenues. As you know Anoka <br />Ramsey Sports md Ramsey Self Storage were completed in 1994. Ramsey Business Park <br />was available for tenancy in January 1995. Detail Tool moved in in March 1995. <br />Wendell's will l~e moving in during the last two weeks of July 1995. We expect Trend to <br />be under constr~ction in June with Command and Carbon Products starting by fall with <br />projected 1996 ~)ccupancies. <br /> <br />We are continui?g to work with Listul Industries and Bjorklund Concrete. We expect to <br />bring a site plag on Listul to the Planning Commission by July or August. Bjorklund <br />would like to e~pand on his existing site but needs property from either the City or Julian <br />Johnson Constrl~ction to do that. The issue here is to effectively screen the heavier uses of <br />those two comp~anies and Communicorp from the lighter uses moving into the industrial <br />park. <br /> <br />On this agenda,iyou are also dealing with approvals for Kenko ConStruction and Jim Deal <br />(plat and two re~ail/warehousing buildings). We have been working with other companies <br />as well which a~e not yet ready to come to Council. <br /> <br />The Anoka M~nicipal Electric (AMU) transmission line continues to be an issue that <br />changes with e~ch passing day. At present, AMU and Anoka Electric Cooperative (AEC) <br />are attempting tp work out the "line" impact upon the AEC industrial park. Attached is a <br />conceptual dra~ving of what AEC intends to propose (with probable amendments) for <br />future developrSent. I am told AEC intends to dedicate Outlot C to the City. This 30-acre <br />parcel could m~e a nice park for the industrial area. This will receive Park and Recreation <br />Commission re~iew as part of the platting process. The AEC project should also start this <br />fall for October !1996 completion. <br /> <br />City projects also seem to be moving forward. Sunwood Drive and 153rd are getting <br />closer to the construction stage as is the AEC sewer/water project. Council just awarded <br />McKinley/Uranium Street which should be substantially complete by August. <br /> <br />With award of <br />into the new Pul <br /> <br />he flooring project, the streets and parks departments should be moving <br />>lic Works garage by July. The old town hall rehabilitation could start as <br /> <br /> <br />
