MEMORANDUM

DATE:

June 6, 1995

TO:

FROM:

SUBJECT:

Mayor and City Council
Ryan Schroeder, City Administrator
Jessie Hart, Finance Officer
Steve Jankowsld, City Engineer
Sylvia Frollk, Zoning Administrator
Glyn Huff, Building Official
Steve Lutmer, Building Inspector
Beth Malaby, Community Development Intern
Kendra Lindahl, Community Development Intern
1
Jim Gromberg, Economic Development Coordinator~t'/6~
May Building Activity Reports

Attached for your review and comment are the month-end building activity reports for May, 1995.
The City issued 31 ~ ' for single family units; this includes 6 townhome units on the Rum
River Hills Golf Co There are still four townhome units available for sale. This would seem
to indicate that there iSa fairly strong market for townhomes located near golf courses. These units
have a value of $92,.000 for building permit purposes compared with an average of $102,759 for
single family homes, iWith this current success for the developers of the townhomes at Rum River
Hills, the City may se~ additional townhome developments on other golf courses.

With the large number of permits that were issued in May, it appears the the increase in permit fees
has not slowed down building. However, the City may see an increase in the average sale price of
new homes reflecting the increased permit cost. The new home sales reports should be coming out
in the next couple of.weeks to ascertain ff this is the case. It is expected that approximately 195
new homes will be built in the City, which is 15 more than originally projected.

If you should have any questions or suggestions on how to improve this information, please let me
know.

/.5
