The site plan c nsists of one sheet dated May 16, 1995, prepared by Hakanson Anderson <br />Associates, Inc. We a also in receipt of a Grading and Drainage Plan and a Utility Plan, both of <br />' which are dated May 6, 1995 and prepared by Hakanson Anderson. Staff has also been provided <br />with floor plans and Building elevations prepared by Lampert Architects. We offer the following <br />comments: <br />1. Qeneral: They�. site plan proposes the development of an 18,714 square foot multi -tenant <br />retail facility cExi Hwy. #10, just west of Deal Industrial Park. <br />2. nine: The subject property is zoned B -3 Highway Business for which enclosed retail is <br />a permitted usi. <br />' 3. Lot Size The [subject property is approximately 2.4 acres or 103,565 square feet in size. <br />4. Lot Coverage: The subject parcel is restricted to a 35% lot coverage or 36,248 square feet <br />The lot coverage for this development is 18,714 square feet which is in conformance with <br />' City Code. <br />5. Setbacks: City Code requires a structure setback from Hwy. #10 of 110 feet from <br />centerline or $0 feet from property line, whichever is greater. The structure meets the <br />thoroughfare s ` aback requirement in addition to the 10 foot side yard and 35 foot rear yard <br />setbacks. Sim.lar to Deal Industrial Park to the east, the structure is proposed to maintain a <br />60 foot setback from the rear property line to preserve a corridor for a possible future <br />service road along the north property line. <br />6 . kin • City Code requires one customer parking space for <br />every 200 squore feet of retail space. It is anticipated that 50% of the structure or 9,350 <br />square feet will consist of retail space and the other 50% will provide inventory storage. <br />The minimum [number of parking spaces required is 47 spaces and 72 are proposed. <br />7. Design of Of , Street Parking, Maneuvering Areas and Driveways: The Grading and <br />Drainage Plan reflects that the drives and off - street parking areas will be paved with <br />bituminous 41 d finished with B -612 concrete curb in accordance with City Code <br />requirements. <br />1 V7 <br />
