CASE # 7 <br />REQUEST FOR FINAL PLAT APPROVAL OF <br />SUNFISH SQUARE 2ND ADDITION; <br />CASE OF JACK MENKVELD, NORTH SUBURBAN DEVELOPMENT <br />By: Zoning Administrator Sylvia Frolik <br />Background: <br />Jack Menkveld of 1 �orth Suburban Development is requesting final plat approval of Sunfish <br />Square 2nd Additio which consists of the final 34 single family residential lots approved under <br />the Sunfish Square p fi <br />reliminary plat. The approved preliminary plat consisted of 69 single family <br />residential lots, an 9 7 acre parcel for future development with multi- family units and 1.2 acres for <br />commercial busines . <br />Observations: <br />On May 14, 1993, the City received an application for sketch plan approval of Sunfish Square. <br />On June 1, 1993, the Planning and Zoning Commission reviewed the sketch plan and made <br />recommendations f r plat modifications pertaining to street alignments to lessen the impact of <br />urban densities on a existing rural subdivision to the north, Hunter's Hill. <br />On June 10, 1993, jthe Park and Recreation Commission met and the consensus was that park <br />dedication would l be satisfied with a cash contribution. The Commission also made <br />recommendations fir pedestrian transportation routes (8' bituminous paths) along County Roads <br />#57 and #116. This; second phase of Sunfish Square will precipitate installation of the bituminous <br />trail from 142nd L2ne N.W., north to the intersection of 143rd Lane N.W. and C.S.A.H. #57 in <br />Hunters Hill. The 3eveloper will be reimbursed for the cost of trail construction from the north <br />boundary of the play to 143rd Lane N.W. at a rate of $6.00 per foot. This trailway is not eligible <br />for park dedication credit because it is transportational in nature and not identified in the City's <br />Comprehensive Park and Trail Plan. <br />On October 5, 1903, the Planning and Zoning Commission recommended preliminary plat <br />approval with certain modifications to the grading and drainage plan. On April 12, 1994, the City <br />Council granted preliminary plat approval to Sunfish Square. <br />On June 14, 1994, (city Council granted final plat approval to the first phase of Sunfish Square. <br />The Developer is installing the streets, sewer and water as a private project with no financial <br />participation on the Part of the city. <br />All of the lots receiving final plat approval at this time meet the minimum area and dimension <br />requirements. <br />In accordance with the policies of the City Council and Park and Recreation Commission, the <br />developer will be pl4tnting a tree in each lot. <br />The following items, are enclosed for your review and information: <br />f <br />a) Site ;ocadon map <br />b) Prop" sed final plat <br />C) City taff review letter dated June 19, 1995 <br />' d) Prop sed resolution granting final plat approval <br />e) Pro sed development agreement <br />I_15 <br />
