Case # 1� <br />REQUEST FOA A CONDITIONAL USE PERMIT TO EXPAND THE GRACE <br />COMMUNITY BI13LE CHURCH FACILITY IN THE R -1 RURAL RESIDENTIAL <br />DISTRIdT; CASE OF GRACE COMMUNITY BIBLE CHURCH <br />' By: Zoning Administrator Sylvia Frolik <br />Background: <br />' Grace Community 4ible Church is proposing to construct a 3,600 square foot addition to their <br />church facility at 63 1 167th Avenue N.W. The proposed addition will provide indoor recreational <br />activity space for thd members of the congregation. Churches are not a permitted use in the R -1 <br />Rural Residential District, and the church is at this location by the issuance of a conditional use <br />permit. City Code r1equires that any time a conditional use desires to expand, a conditional use <br />permit should be appied for and obtained The following items are enclosed for your information: <br />a) Site lockion map <br />b) Propos$d site plan <br />' c) Proposad findings of fact <br />d) Proposid conditional use permit <br />Notification: <br />City Code requires 4 public hearing for conditional use permit applications. State statute requires <br />that any property within 350 feet of the subject property be notified of the application. City Staff <br />' notified any prope owner within 400 feet of the subject property of the proposed expansion of <br />the facility. There h ere no verbal or written comments submitted at the public hearing. <br />Observations: <br />The applicant has stited that the proposed addition to the church facility is strictly to provide indoor <br />recreational space Mr its membership, and therefore, no increase to the paved off - street parking lot <br />should be required a's it is not increasing the number of members accommodated by the church. <br />The proposed expa�sion is to be constructed with cedar siding and an asphalt shingle roof to match <br />' the existing structur� on the property. <br />Recommendation: <br />' City Staff and the Planning Commission recommend approval of the conditional use permit for an <br />expansion of the church facility. <br />■ Council Action: <br />Motion to: <br />' Adopt Findings of Fact # relating to a request from Grace Community Bible Church <br />for a conditional use permit to expand the existing structure. <br />-and - <br />Motion to: <br />' Approve /de�y the request from Grace Community Bible Church for a conditional use <br />permit and adopt Resolution #95 -06- lanng term:: of same. <br />Reviewed by: Zoning Administrator\ <br />CC: 06/27/95 <br />
