CASE # / <br />' REQUEST I OR SITE PLAN APPROVAL TO EXPAND THE GRACE <br />COMMUNITY fBIBLE CHURCH; CASE O GRACE COMMUNITY BIBLE <br />CHUR <br />By: Zoning Administrator Sylvia Frolik <br />Background: <br />' Grace Community Bi�le Church has applied for site plan approval to construct a 3,600 square foot <br />addition to the church facility located at 6341 167th Avenue N.W. The addition to the church will <br />be for indoor recreatignal purposes. The following items are enclosed for your information: <br />F <br />a) Site location map <br />b) Site pl and building elevations <br />' c) City S review letter dated May 31, 1995 <br />d) Propoed development permit <br />Notification: <br />Site plan reviews are not required to be subjected to public hearings. However, this particular <br />expansion also requ es a conditional use permit for which there is a public hearing process. <br />1 Neighboring properti s will be cognizant of the expansion because of public hearing notices sent <br />relating to the conditional use permit process. <br />Observations: <br />' A church structure apd a parsonage currently exist on the subject property. The exterior facing <br />finish on the church 'ddition is proposed to be cedar siding with an asphalt shingle roof, which is <br />in compliance with c6de and compatible with the existing structures on the property. <br />The subject property 'is 10 acres in size and the total square footage of the church, parsonage and <br />addition are nowhere close to approaching the 25% lot coverage restriction. The addition also <br />' exceeds all of the standard yard setback requirements. <br />The maximum height limit in the Rural Residential District is 35 feet and Section 9.11.15 of the <br />' City Code exempts c�urch spires from this height restriction. The proposed height of the church <br />addition is 24 feet, ind despite the drawing provided, there will not be a spire on top of the <br />addition. <br />' The addition to the church is not precipitated by an increase an membership and therefore, no <br />additional off - street parking is required. <br />' Recommendation: <br />City Staff and the Plainning Commission recommend site plan approval. <br />Council Aciion: <br />Motion to: <br />' Approve /den the site plan for the expansion of the Grace Community Bible Church <br />contingent upon the applicant entering into a development agreement with the City.. <br />' Review Checklist: City Engineer <br />r <br />CC: 6/27/95 <br />f <br />
