REQUEST FOR FINAL PLAT APPROVAL OF NORTHFORK OAKS 2ND <br />ADDITION; CASE OF NORTH FORK, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br /> Background: <br /> <br />' With Northfork ~aks 2nd Addition, North Fork, Inc. is requesting final plat approval of the lb'st <br />10 of 37 lots gra~ ted preliminary plat approval by City Council on January 24, 1995. <br /> <br /> The following itqms are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff review letter dated July 6, 1995 <br />Proposed development agreement <br />Pt~oposed resolution for final plat approval <br /> <br />Notification: <br /> <br />On January 3, 1995, the Planning Commission conducted a public hearing regarding Northfork <br />Oaks 2nd Additi6n. <br /> <br /> Observations: <br /> <br />The lots are proposed to receive public access from the development of two cul-de-sacs off the <br />northerly extension of Royal Road from the south. These two cul-de-sacs do not exceed the 600 <br />foot maximum 1Ongth standard. <br /> <br />In accordance v~ith the May 9, 1989 Northfork Park Dedication Agreement, there is no park <br /> t' ' . <br /> Ion.due pn~ <br /> <br /> The final Grading and Drainage Plan dated June 27, 1995 has been received and incorporates the <br /> recommendafior~s of the City Engineer in the City Staff review letter dated December 28, 1994. <br /> This grading pi_ah is acceptable, however, special care needs to be taken in the construction of <br /> private drivewayS to ensure street drainage is not channelled onto private property. <br /> <br /> arestSl3' 4~f_Block4-abu[-ArmstrongKennels. In response to concerns expressed by <br /> Delaney; during the platting of Northfork Oaks Addition, Mr. Delaney and North Fork, <br /> Inc. came to an agreement wherein any lots abutting Armstrong Kennels are restricted from any <br /> clear-cutting wi~in 75 feet of the con;anon property line and all buyers are put on notice of the <br /> existence and rel~. ted activities at Armstrong Kennels. Mr. Delaney has provided City Staff with <br /> evidence that he ~s agreeabe to a similar agreement for the plat of Northfork Oaks 2nd Addition. <br /> However, Lot 4 is configured in such a way that a 75 foot buffer area substantially restricts the <br /> developability a~d use of the lot. It is Staff's understanding that Mr. Peck is attempting to <br /> negotiate with Mk. Delaney for a shared buffer area between Lot 4 and Armstrong Kennels. <br /> <br />The proposed final plat conforms substantially to the preliminary plat approved on January 24, <br />1995. <br /> <br /> <br />
