Canad~ty Surveying consisting of two sheets and received by the City on June 30, <br />1995. We are als0 in receipt of the proposed Final Grading Plan and Street and Storm Sewer Plan <br />consisting of thr& sheets prepared by Ulteig Engineers, Inc., and dated June 27 and 28, 1995. <br />We offer the follo4ving comments: <br /> <br />1. Zoning and General: The property is zoned Planned Unit Development and is a part of <br /> the approved concept plan for Northfork dated January 1, 1985. The approved preliminary <br /> plat for Nd~rthfork Oaks 2nd Addition consisted of 37 lots and the fin:st 10 are proposed to <br /> be final pl~tted at this time. <br /> · i o <br />2. Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept <br /> modificatibns approved in May of 1990, all of the lots in Northfork Oaks are at least one <br /> acre in size. <br /> <br />Soils: All[of the lots must contain a minimum of 27,225 square feet of Class A soils to be <br />deemed su~.itable for on-site septic systems. SCS soils data has been superimposed on the <br />plat to verify this criterion can be met. Soils in the area are predominantly Class I soils, <br />however, rsan, Rifle, and Muck soilS also exist in the area. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication <br />Agreement, there is no park dedication due in this area of the PUD. <br /> <br />Streets: 'l~he lots are proposed to receive public access from the development of two cul- <br />de-sacs shown as 159th Court and 159th Circle, off the northerly extension of Royal Road. <br />The cul-dd,-sacs should be designated as 162nd Court and 162nd Circle. The cul-de-sac <br />lengths do pot exceed the 600 foot maximum length standard. <br /> <br />Drainagei and Easements: The Final Grading Plan submitted accepts street runoff at <br />two locatiCns and conducts drainage into a series of man-made ponds which ultimately <br />outlet to alnatural wetland adjacent to Trott Brook on the western edge of the plat. This <br />drainage p,lan is acceptable as proposed, however, ail of the building pads in this plat are <br />proposed at elevations lower than the roadway. This has been done to preserve existing <br />trees whic§ would need to be removed by the substantial grading that would be required to <br />accommog;ate higher building pads on a lower roadway. This is acceptable, as long as care <br /> <br /> <br />
