No building permit <br />for any lot in the Plat shall be issued until: (a) reasonable vehicular access to the lot <br />is provided; (b) a Certificate of Survey, including that information required by the <br />CITY, has been supplied to the City Building Official; and (c) all the financial <br />guarantees required by the CITY have been satisfied. No occupancy permit shall <br />be issued for any lot in the plat until: (a) vehicular access to the lot is provided <br />including the installation of Class V material on all streets in the Plat; and (b) all <br />utilities are in place, operational and accepted by the CITY. <br /> <br />Furthermore, during the installation and for a period of 12 months following <br />acceptance by the CITY, any damage to the Improvements shall be repaired at the <br />cost of the DEVELOPER if the CITY is unable to otherwise identify the source <br />of the damage. <br /> <br /> IV. <br />PARK DEDICATION: <br /> <br />Park Dedication, In accordance with the May 9, 1989 Northfork Park <br />Dedication Agreement, there is no park dedication due on the Plat. <br /> <br />GENERAL <br /> <br />Special Considerations Armstrong Ranch, a dog training and kennel <br />operation, is located to the east of the Plat. The DEVELOPER shall be <br />responsible for informing the buyers of lots in the Plat of the physical boundaries <br />and the nature of the dog kennel operation. In addition, the DEVELOPER shall <br />be responsible for imposing a covenants wherein there shall be no natural <br />vegetation, including mature trees, under-story or shrubbery, that shall be removed, <br />disturbed or altered within 75 feet of the east boundary lines of Lots 3 and 5, Block <br />1 and __ feet of the east boundary line of Lot 4, Block 1. <br /> <br />Tree Preservation and Planting Plan. In accordance with City Code and the <br />policy established by the City of Ramsey Park and Recreation Commission on June <br />10, 1993, the DEVELOPER is required to submit a Landscape Plan for CITY <br />approval that identifies existing tree growth within the Plat that will be preserved <br />during construction and new plantings. <br /> <br />Tree Disease Prevention. The DEVELOPER shall prevent the introduction <br />and spread of tree disease into the residue tree populations of the Plat and adjoining <br />properties and reduce the impacts of construction on the residual property of the <br />Plat and adjoining properties.
