Planned <br /> <br />Unit Development <br /> <br />§ 9.20.31 <br /> <br /> Subd. 7. Rezoning. <br /> <br /> a. tf final plan approval is not granted within one year from the time the <br /> Council approved the rezoning and preliminary site plan, the Council <br /> may initiate a rezoning to remove the Planned Unit Development Dismict <br /> zoning and rezone thc property to the zoning that was in effect at the <br /> tlme of the initial rezoning. The Applicant may request the Counc/1 for <br /> no more than one six month extension for final plan approval <br /> <br /> b. If' construction does not commence within one year after issuance of <br /> final approval, the Council may initiate a rezoning to remove the <br /> Planned Unit Development District zoning and rezone the property to the <br /> zoning that was in effect at the time of the initial rezoning. <br /> <br /> c. If construction has not commenced in accordance with the approved <br /> development schedule, the Council may initiate a rezoning of all or part <br /> of the land to remove the Planned Unit Development District zoning and <br /> rezone al/or part of the property to the zoning that was in effect at the <br /> time of the initial rezoning. <br /> <br /> Subd. 8. Development Guarantee. Prior to the granting of any building <br />permit within a Planned Unit Development District, a deposit shall be made to the City, in cash or <br />lette~ of credit, approved by the City, equal to 125% of the es6mated cost of all site improvements <br />including but not limited to road construction and landscaping improvements as required by the <br /> <br />finaliplans. <br /> <br />Subd..9. <br /> <br /> Requirements For Preliminary Plans <br /> <br />Preliminary Site Plan .. <br /> <br /> The preliminary site plan shall be dra,g;n at a se.Me of one inch equals 50 <br /> feet, 100 feet, or 200 feet. The submissl.on may be composed of one or <br /> more :: ~eets and drawings-and shall include: <br /> 1. Locgfion of ail proposed buildings' and their proposed uses; <br />2. Location of driveways and parking areas (all driveways and <br /> parking areas must include curbing); <br />3. Indicate front, side and rear yard setbacks proposed; <br />4. Indicate square footage and dimensions of all proposed lots; and <br /> i. Locafion of ail easements, width and purpose. <br /> <br />Landscape Plan <br /> <br />The landscape plan shall be prepared at a scale of one inch equals 50 feet <br />and shall contain the following information: <br />1. Indicate areas for berm{ng and sodding; <br />2. Indicate the location of proposed plantings, identify plant <br /> materials; <br />3. Indicate any existing vegetation; and <br />4.
