I <br />I <br /> <br /> I <br /> ! <br /> I <br /> I <br /> I <br /> t <br /> I <br /> I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />i <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />RUM RIVER HILLS GOLF COURSE <br /> <br />On July 25, 1995, Site Plan approval was granted by the City of Ramsey ("City") to Rum River <br />Hills, Inc., a Minnesota corporation ("Permittee"), to construct a 3,780 square foot maintenance <br />building (Structure") on the property which is legally described as follows: <br /> Outlot G, RUM RIVER HII J.S, Anoka County, Minnesota. <br /> <br /> the ("Site"). <br /> This approval is issued pursuant to !}9.03.06 of the City Code. The conditions of this approval are <br /> as follows: ~ <br /> <br />1. STRUCTI!JRE. All building plans must be prepared and certified by a registered <br /> engineer or im::hitect <br /> <br />2. STATE B~ILDING CODE COMPLIANCE. The structures shall be constructed in <br /> accordance ~ith the requirements of the State Building Code. <br /> <br />3. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br /> as shown on the Site Plan prepared by Taylor Land Surveyors, Inc., dated July 19, 1995. <br /> <br /> SITE PRE!PARATION, All site grading and drainage shall be subject to approval by <br /> the City Engineer. <br /> REQUIRI~,D IMPROVEMENTS. The Permittee shall construct and install the <br /> following siie improvements on the Site in accordance with the specifications and location <br /> as shown or~ the Site Plan. The Required ~mprovements are as follows: <br /> <br /> a. Installation of bituminous parking area. <br /> b. Inst,~llation of B-612 continuous concrete curbing around the perimeter of <br /> the bituminous surfaces. <br /> c. Establishment of turf in areas disturbed during construction. <br /> d. Landscaping in accordance with the approved Site Plan. <br /> <br /> ("Required ~Improvements) <br />6. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br /> items on th~ Site shall be as directed by the City's Fire Chief. <br /> <br />7. LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br /> Engineer. <br /> <br />8. BUILDING FACADE. The Permittee agrees that the exterior facing finish on the <br /> Structure sh':all consist of vinyl siding. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the perrnittee has: a) <br />signed and ~emmed this Development Permit; b) provided the required financial guarantee <br />in accordavlce with Paragraph 11 of this Permit. No Certificate of Occupancy for the <br />structure will be issued until: a) the Required Improvements are accepted by the City and; <br />b) the lands~gaping maintenance guarantee has been provided in accordance with Item #12 <br />of this Devdlopment Permit.. <br /> <br /> <br />
