They <br /> have submitted a re(~uest for a Dwelling Moving Permit to place a modular home on the lot. <br /> <br /> The following item* are enclosed for your information: <br /> <br /> a) Site location map and Pineview Estates 2nd Addition Plat <br /> b) Certi~fi_ ease of Survey (note error:, driveway to be developed on east property line) <br /> c) Buil~ling elevations and artist concept <br /> ' d) Zonihg Compliance Report dated June 29, 1995 <br /> e) Bull.ding Code Compliance Report dated June 29, 1995 <br /> 0 PropOsed Dwelling Moving Permit <br /> <br />Notification: <br /> <br /> City Code does not .~-.quire a public hearing for a Dwelling Moving Permit. <br /> <br />Observations: <br /> <br />The structure and its placement are in compliance with the State Building Code and the City's <br />zoning ordinances. IThe structure will be placed on a full basement with tuck-under garage. The <br />exterior facing finish is vinyl siding with fiberglass shingles. <br /> <br />The property is zoaed Planned Unit Development (Residential/Commercial) and the covenants, <br />which the City is n(~t responsible for enforcing, requ/res Lot 8 to have a common driveway on its <br />west property line ~ith Lot 7, and Lot 9 to have a common driveway on its east line with Lot 10. <br />However, the common lot line between 9 and 10 is wetland and ~.o driveway vail be feasible in <br />that location; therefore, LOt 10 must have its own driveway. Mr. Mertens desires to develop his <br />home with a tuck uiader garage and that is only possible if the driveway comes into the property <br />from the east. Mr.f Mertens has proposed to the Homeowner's Association that his lot have a <br />common driveway ~)n the east property line with lot 9 and he has signed a commitment to also <br />provide a I5 foot ea~e~nt on his west property line in the event Lot 7 develops with a commercial <br />activity in the rear y~ard and needs the additional driveway width for ease in maneuverability.
