In accordance with City Code, staff recommends that the drainage <br />outlot be incorporated imo one of the adjacent lots and dedicated as drainage easement, so that only <br />the area for future devel6pment be designated as outlot. Ms. Frolik advised that all proposed lots <br />meet the minimum width and area requirements for the Business Warehouse District, and she <br />stated that AEC's new facility will occupy Lot 1, Block 1. <br /> <br />City Engineer Jan,kowsgi stated that the plat will be served by municipal sewer and water. He <br />advised that AEC s lot~s proposed to receive access from both C.S.A.H. Nos. 116 and 56; all <br />other lots receive acce~ss from the extension of Sunwood Drive. Staff recommends minor <br />modifications to the pro rl~osed curve of Sunwood Drive and confirmation of the site distance at the <br />intersection of Sunwood Drive and C.S.A.H. #56. <br />Commissioner Deemer ~id not find the alignment of Sunwood Drive to be accurate, and he did not <br />feel that an M.S.A. str{et needs to go through the AEC parcel. He stated that this proposed <br />alignment would cost thd City vehicles many miles. <br /> <br />Doug Uhrhammer, Manager of Community Development & Public Affairs for AEC, stated that <br />they have worked with t~he City for 1 1/2 years a~d have come up with a Development Agreement <br />for,w, hich-fl'/~ 13ity~l~,~l~ ~om'~mitm~fit'8~; 'Tills is~th~ Plan that maximizes the use of 138 acres. <br /> <br />Commissioner Deemer ~tated he felt that AEC is not allowing for outdoor storage---"they are not <br />giving themselves a bacti: yard." <br /> <br />Mr. Uhrhatnmcr stated that this is merely a sketch plan. <br /> <br />Motion by Conmfissioner LaDue and seconded by Commissioner Thomd to approve the sketch <br />plan for AEC Energy P~rk contingent upon compliance with the City Staff Review Letter dated <br />May 31, 1995, and direcied the applicant to proceed to file for preliminary plat approval. <br /> <br />Motion carried.
