We offer the <br />following comments: <br /> <br />Zoning: .The site is part of River's Bend Plaza Addition and is zoned Planned Unit Development, <br />for which there were no specific performance standards established. Therefore, Staff defers to the <br />B-1 Business Distric~t standards for reviewing development within this PUD. <br /> <br />Lot Coverage: The site is approximately .6 acres in size or 27,500 square feet. Lot coverage is <br />restricted to 35% ori9,625 square feet. The size of the existing structure is 3,132 square feet and <br />the 3,570 square foot addition results in a total lot coverage of 6,702 sqUare feet. <br /> <br />Utilities: The facility i.s currently served by municipal utilities. <br /> <br />Setbacks: The setback from the front property'line is not a concern with this expansion plan. The <br />expansion will meet:the 10 foot side yard setback along the north and south property lines but it is <br />1 foot shy of the 35 ifoot setback along the rear property line. It is staffs understanding that the <br />AppJicant desires that the approved site plan development permit grant a 1 foot variance to the 35 <br />fo~.rear yard setbadk in order to facilitate the 105 foot long expansion necessary to convert the <br />faCility to one of full serve. Staff recommends approval of the 1 foot deviation from the rear yard <br />setback. <br /> <br />Lan dscapin g: Section 9.11.09 of City Code requires a 20 foot wide landscaped area along all <br />streets. Although. tho site plan does not clearly indicate it, what is shown as the easternmost curb <br />line is actually a, relocation of the existing curb line 12 feet to the east or right on the property line. <br />The'Xldmo Street right-of-way or boulevard would have to fulfill the requirement for a landscape <br />area along Xkimo and the site plan indicates that there will be 17 feet remaining between the curb <br />and the street payeraent. In order to improve traffic patterns on the site, especially with the turn <br />radius needed to enter the car wash at the east end of the site, Staff is recommending approval to <br />relocate the east curb line to the property line and allowing for the landscape area to be full'flied by <br />Xkimo Street right oi[ way. <br /> <br /> <br />
