I <br />I <br />I <br />! <br />i <br />I <br />! <br />I <br />I <br /> <br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />BLUE VELVET CAR WASH <br /> <br />On July 25, 1995, Site Plan approval was granted by the City of Ramsey ("City") to Blue Velvet, <br />Inc., ("Permittee"), a Minnesota corporation, to construct a 3,432 square foot addition <br />("Structure") to the existing car wash on the property which is generally known as 14101 St. <br />Francis Blvd. N.W.'-and which is legally described as follows: <br /> <br /> Lot 3, Block 1, RIVER'S BEND PLAZA, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance With the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structure shall be sited and constructed on the Site <br />as shown o.n the Site t:tan prepared by Grace-Lee, revision dated June 8, 1995, Revision <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown ori the Site Plan. The Required Improvements are as follows: <br /> <br />de <br /> <br />Site grading subject to the approval of the City Engineer. <br />Installation of bituminous driveways, parking lots and rmneuvering areas. <br />Installation of B~612 continuous concrete curbing around the perimeter of <br />all bituminous surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping to consist of the replacement and addition of trees along the east <br />property line. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the:Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer and shall deflect away from St. Francis Blvd. N.W. and Xkimo St. N.W. <br /> <br />BUILDING FACADE. The Permittee agrees to construct the Structure of rock face <br />concrete block. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and r~turned this Development Permit; b) provided the required financial guarantee <br />in accordance with Paragraph 11 of this Permit. No Certificate of Occupancy for the <br />structure will be issued until: a) the Required Improvements are accepted by the City and; <br /> <br /> <br />
