Planned <br /> <br />Unit Development § 9.20.31 <br /> <br /> Subd. 7. Rezoning. <br /> <br /> a. If fmai plan approval is not granted within one year from the time the <br /> Council approved thc rczoning and preI~m{nary site plan, the Council <br /> may initiate a rezoning to remove the Planned Unit Development District <br /> zoning and rezone the property to the zoning that was in effect at the <br /> time of the initial rezoning. The Applicant may request the Council for <br /> no more than one six month extension for final plan approval. <br /> b. If construction does not commence within one year after issuance of <br /> final approval, the Council may initiate a rezoning to remove the <br /> Planned Unit Development District zoning and rezone the property to the <br /> zoning that was in effect at the time of the initial rezoning, <br /> <br /> e. If construction has not commenced in accordance with the approved <br /> development schedule, the Council may initiate a rezoning of ail or part <br /> of the land to remove the Planned Unit Development District zoning and <br /> rezone all or part of the property to the zoning that was in effect at the <br /> time of the initial rezoning. <br /> <br /> Subd, 8. Development Guarantee, Prior to the granting of any building <br />permit within a Planned Unit Development District, a deposit shall be made to the City, in cash or <br />letter of credit, approved by the City, equal to i25% of the estimated cost of all site improvements <br />incltiding but not limited to road construction and landscaping improvements as required by the <br />f'm~ plans. <br /> <br /> Subd..9. Requirements For Preliminary Plans <br /> a. Preliminary Site Plan <br /> The prelkrdnary site plan shall be dra,/Cn at a sc.ale of one inch equals 50 <br /> feet, 100 feet, or 200 feet. The submissi9n may be composed of one or <br /> more sheets and drawings, and shall include: <br /> 1. Loc.ation of all proposed buildings' and their proposed uses; .'~ <br /> 2. Location of driveways and parking areas (all driveways and <br /> parking areas must include curbing); <br /> 3. Indicate front, side and rear yard setbacks proposed; <br /> 4. Indicate square footage and dlmensions of ali proposed lots; and <br /> i.Location of all easements, width and purpose. <br /> <br /> b. Landscape Plan <br /> The lan~cape plan shall be prepared at a scale of one inch equals 50 feet <br /> and shall contain the following information: <br /> 1. Indicate areas for berming and sodding;, <br /> 2. Indicate the location of proposed plantings, identify plant <br /> materials; <br /> 3. Indicate any existing vegetation; and <br /> 4. Indicate any trees to be remove& <br /> <br />c.
