Councilmember introduced the following resolution and moved for its adoption: RESOLUTION #95-07- RESOLUTION ADOPTING FINDINGS OF FACT #. RELATING TO AN AMENDMENT TO THE DEVELOPMENT PLAN FOR THE RUM RIVER HILLS PLANNED UNIT DEVELOPMENT (PUD) WHEREAS, Rum River Hills, Inc. hereinafter referred to as "Applicant", applied for site plan approval to construct a Golf Course maintenance building on the property legally described as follows: Ouflot G, Rum River Hills, Anoka County, Minnesota WHEREAS, on June 6, 1995, the City of Ramsey Planning Commission directed City S® to schedule a public hearing to consider an amendment to the development plan for the planned unit development and site plan approval to specifically allow for the establishment of a golf course ma_ intenance building. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: 1) That on December 11, 1984, by Resolution #84-240, the City Council approved the final development plan of the Rum River Hills PUD. That approval was proceeded by the appropriate public hea~gs and notification. I I I I I I 2) 3) 4) 5) 6) 7) That the final development plan approved by the City Council provides, in part, that the project will consist of an 18 hole public golf course, single family residential lots, multi- family housing and rural commercial development space. That with regard to the golf course development, the final development plan provided that "them will also likely be an out-building in which to store power carts". :. That the Applicant proposes to construct the maintenance building on a portion of the Southwest comer of Ouflot G, adjacent to Trunk Highway g47 and immediately north of Lots 1, 2 and 3, Block 1, Rum River Acres. That the Applicant is applying to amend the Rum River Hills Planned Unit Development plan to specifically permit construction of a golf course maintenance building on a portion of the PUD and in addition, pursuant to applicable City Code requirements, the Applicant is also applying for site plan approval. That the applicant appeared before the Planning Commission for a public hearing on June 21, 1995, and that the minutes of said public hearing are hereby incorporated as a part of these findings by reference. That the Planned Unit Development amendment is consistent with the initial PUD plan approval in that a maintenance building is a reasonable accessory use for the principal golf course Use. That the entire site (structure and parking area) being removed from the open space therefore consists of 7,380 square feet or approximately .16 acre. The entire open space that comprises the golf course only consists of 115 acres and the proposed use therefore will be removing .075 percent of the open space. I I I I I I I I I
