That thc Applicant has stated that the proposed haul route for loaded trucks exiting the Subject Property is south on Potassium Street N.W., west on 145th Lane N.W. and Sunfish Lake Drive to Sunfish Lake Blvd. and it is proposed that empty trucks will access the site by travelling north on Tungsten Street off of County Road #116, east on 143rd Lane N.W and north on Potassium Street N.W. That no fill materials are proposed to be imported to the site. That no blasting will be employed in the grading activity. That the existing drainage patterns will not be substantially altered by the proposed grading plan. That the grading plan proposes to install silt fence along the boundaries of adjacent properties and wetlands. That the grading operation will increase the traffic to the subject property and surrounding area for a thirty (30) day time frame. That the proposed use will not be unduly dangerous or otherwise detrimental to persons residing or working in the vicinity of the use or to the public welfare. That the proposed use will not substantially adversely impair the use, enjoyment, or market value of any surrounding property. That the proposed use will not be hazardous or disturbing to existing or furore neighboring USES. That the proposed use will be a substantial improvement to property in the immediate vicinity and to the community as a whole. That the proposed use will be served adequately by public facilities and services guch as highways and streets. That at the public hearing, the Applicant verbally amended the proposal for haul routes to require that ingressing trucks to the area will travel Sunfish Lake Drive east off of Sunfish Lake Blvd., east on 145th Lane and north on Potassium St. N.W. and because of the narrow width, the Applicant will employ traffic control measures to avoid situations of trucks meeting on Sunfish Lake Drive.
