CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />RUM RIVER HILLS GOLF COURSE <br /> <br />On July 25, 199,5, Site Plan approval,was gran_t,,e{1, by the City of Ramsey ("City") to Rum River <br />Hills, Inc., a Minnesota corporation ( 'Permittee '), to construct a 3,780 square foot maintenance <br />building (Stmcthre") on the property which is legally described as follows: <br /> Outlot 0, RUM RIVER I-~J.S, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval ig issued pursuant to {}9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUt~.TURE. All building plans must be prepared and certified by a registered <br />engineerlor architect. <br /> <br />STATEI BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordari'ce with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as showfi on the Site Plan prepared by Taylor Land Surveyors, Inc., dated July 19, 1995. <br /> <br />SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br />REQU~ED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as showfi on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Installation of bituminous parking area. <br />b. ~stallation of B-612 continuous concrete curbing around the perimeter of the bituminous surfaces. <br /> F4s~ tablishment of turf in areas disturbed during construction. <br /> L~aping in accordance with the approved Site Plan. <br /> <br />("Required Improvements) <br /> <br />FIRE Li~NES. Fire lanes shall be maintained on the Site. <br />items on ~e Site shall be as directed by the City's Fire Chief. <br /> <br />The exact location of these <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer2 <br /> <br />BUILDIING FACADE. The Permittee agrees that the exterior facing finish on the <br />Structure!shall consist of vinyl siding and a shingle roof similar to that of the golf course <br />clubhouse. <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUP&NCY. No building permit for the Site will be issued until the permittee has: a) <br />signed an~l returned this Development Permit; b) provided the required financial guarantee <br />in accordance with Paragraph 11 of this Permit. No Certificate of Occupancy for the <br />structure Will be issued until: a) the Required Improvements are accepted by the City; b) <br />the land,aping maintenance guarantee has been provided in accordance with Item #12 of <br />this Dev41opment Permit; and c~ all outside storage on the Site is confined to a 100% <br />opa~e agd fenced-in area on the north side of the Su'ucture.
