Various letters received from area residents prior to public heating Revised site plan dated July 19, 1995 Slite plan and notes received on July 25, 1995 from Gerald Schrnidt ~l?roposed findings of fact to amend the development plan proposed resolution to approve or deny amendment to development plan Proposed site plan development permit Notification: In accordance vqith State statute, a public hearing notice was sent to all property owners within 350 feet of Outlet G, Rum River Hills P.U.D. regarding the proposed amendment to the development plan to allow for the establishment of the maintenance building. Observations: The structure n~eets all setback requirements from Hwy. g47 and the residential district to the south. The exteirior facing finish is proposed to be vinyl siding which is in compliance with City Code and compatible with existing structures on the goff course proper. The facility will be served by on-site septic and well. The employee garldng and equipment maneuvering area at the front of the maintenance building is proposed to be ~urfaced with bituminous and finished with B-612 concrete curb. Existing outsid~ storage along the south property line will be eliminated, all chemicals will be stored indoors ~ accordance with OSHA regulations and above-ground fuel storage tanks will be placed on the nq~rth side of the building. All waste is proposed to be stored indoors until such time as it is transferred to the clubhouse dumpster. There will be rio access to the maintenance building from public roads; access will be via the existing dirt path from the clubhouse area, running south and parallel with Hwy. #47. Elimination of golf cans cr6ssing Hwy. g47 to get to the existing maintenance building on the west side of that highway will i~prove vehicular safety.
