The City <br />could make it as a condition of said conveyance that the course <br />be kept opeln to the public. <br /> <br />In thils manner, the owners of the northerly parcels <br />(Andersons land Berglund &Dorn) could justify reducing the number <br />of lots, b~cause of a compensating deductibility for the <br />charitable icontribution of land to the City. The City in turn <br />can guarantiee that the course be held open to the public, by its <br />conveyance ,to Rum River Hills, Inc. Rum River Hills, Inc. would <br />have its land costs written down to zero for that portion of.land <br />outside of !its existing parcel. In short, the procedure benefits <br />all parties~ and is critical- to the success of this particular <br />project. <br /> <br /> By way of information, Minnesota Statutes Chapter 465.026 <br />reads as follows: <br /> <br /> "Any municipality owning lands in fee simple and <br /> not restricted by the grant, may convey such lands <br /> fQr a nominal consideration to encourage and promote <br /> ibdustry and provide employment for citizens." <br /> <br /> It shoUld be noted at this point that the golf course and <br />facility itself should provide at last 6 to 12 new jobs. In <br />addition, a restaurant and lounge facility could provide up to an <br />additional 30 to 40 new jobs. Finally, the commercial portion, <br />which is tied critically to this Planned Unit Development, would <br />also provide additional employment for numerous citizens. <br /> <br /> C.
