Unit Development § 9.20.31 Subd. a. be 7. Re~.oning. If final plan approval is not l~anted within one year from the time the Council approved the rezoning and prelim~nary site plan, the Council may initiate a rezoning to remove the Planned Unit Development Dis~ct zoning and rezone the property to the zoning that was in effect at the time of the initial rezoning. The Applicant may request the Council for no more than one six month extension for final plan approval. tf construction does not commence within one year after issuance of final approval, the Council may initiate a rezoning to remove the Planned Unit Development District zoning and rezone the property to thc zoning that was in effect at the time of the initial rezoning. If construction has not commenced in accordance with the approved development schedule, the Council may initiate a rezoning of all or part of the land to remove the Planned Unit Development District zoning and rezone all or part of the property to the zoning that was in effect at the time of the initial rezoning. Subd, 8. Development Guarantee. Prior to the granting of any building permit within a Planned Unit Development District, a deposit shall be made to the City, in cash or Ie~ter of credit, approved by the City, equal to 125% of the estimated cost of all site improvements including but not limited to road construction and landscaping improvements as required by the f'mal plans. Subd..9. a. Requirements For Preliminary Plans Preliminary Site Plan .. The preliminary site plan shall be drawh at a scale of one inch equals 50 feet, 100 feet, or 200 feet. The submissign may be composed of one or more sheets and drawings, and shall include: 1. Loc.ation of all proposed buildings' and their proposed usesi~' 2. Location of driveways and parking areas (ali driveways and parking areas must include curbing); 3. Indicate front, side and rear yard setbacks proposed; 4. Indicate square footage and cI]mensions of ali proposed Iots; and i. Location of all easements, width and purpose. Landscape Plan The landscape plan shall be prepared at a scale of one inch equals 50 feet and shall contain the following information: 1. Indicate areas for berming and sodding; 2. Indicate the location of proposed plantings, materials; 3. Indicate any existing vegetation; and 4. Indicate any trees to be removed. identify plant c. Grading and Drainage Plan ! I !
