Re~.oning. <br /> If final plan approval is not l~anted within one year from the time the <br /> Council approved the rezoning and prelim~nary site plan, the Council <br /> may initiate a rezoning to remove the Planned Unit Development Dis~ct <br /> zoning and rezone the property to the zoning that was in effect at the <br /> time of the initial rezoning. The Applicant may request the Council for <br /> no more than one six month extension for final plan approval. <br /> tf construction does not commence within one year after issuance of <br /> final approval, the Council may initiate a rezoning to remove the <br /> Planned Unit Development District zoning and rezone the property to thc <br /> zoning that was in effect at the time of the initial rezoning. <br /> If construction has not commenced in accordance with the approved <br /> development schedule, the Council may initiate a rezoning of all or part <br /> of the land to remove the Planned Unit Development District zoning and <br /> rezone all or part of the property to the zoning that was in effect at the <br /> time of the initial rezoning. <br /> <br /> Subd, 8. Development Guarantee. Prior to the granting of any building <br />permit within a Planned Unit Development District, a deposit shall be made to the City, in cash or <br />Ie~ter of credit, approved by the City, equal to 125% of the estimated cost of all site improvements <br />including but not limited to road construction and landscaping improvements as required by the <br />f'mal plans. <br /> <br />Subd..9. <br /> <br /> a. <br /> <br /> Requirements For Preliminary Plans <br /> Preliminary Site Plan .. <br />The preliminary site plan shall be drawh at a scale of one inch equals 50 <br />feet, 100 feet, or 200 feet. The submissign may be composed of one or <br />more sheets and drawings, and shall include: <br />1. Loc.ation of all proposed buildings' and their proposed usesi~' <br />2. Location of driveways and parking areas (ali driveways and <br /> parking areas must include curbing); <br />3. Indicate front, side and rear yard setbacks proposed; <br />4. Indicate square footage and cI]mensions of ali proposed Iots; and <br /> i. Location of all easements, width and purpose. <br /> <br />Landscape Plan <br />The landscape plan shall be prepared at a scale of one inch equals 50 feet <br />and shall contain the following information: <br /> <br />1. Indicate areas for berming and sodding; <br />2. Indicate the location of proposed plantings, <br /> materials; <br />3. Indicate any existing vegetation; and <br />4.
