AEC is requesting final plat <br />approval to plat! the property into commercial lots. <br /> <br />The following i~ems are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Final plat <br />City Staff Review Letter dated August 16, 1995 <br />proposed resolution for f'mal plat approval <br />Proposed development agreement <br /> <br />Notification:. <br /> <br />In accordance ,with Statutes, all owners of property within 350 feet of the boundaries of the <br />proposed plat ~ere notified of the July 5, 1995, public hearing regarding the preliminary plat of <br />AEC Energy P~rk. <br /> <br />ObservationS: <br /> <br />On June 6, 199.~, the Planning Commission granted sketch plan approval to AEC Energy. Park. <br />On June 8, 199r5, the Park and Recreation Commission recommended land dedication to satisfy <br />park dedication[~requirements for the plat. <br /> <br />On July 5, 1995, the Planning Commission conducted a public hearing and recommended <br />preliminary plat approval of AEC Energy Park. <br /> <br />On July 25, 19~}5, the City Council granted preliminary plat, approv~ to~At~C Energy,Park..Th.,e <br />approved preliri-finary plat consisted of 10 commercial lots ana one ouuot mr ~umre aeve~opment; t <br />commercial lo{s south of Sunwood Drive and 3 lots and 1 outlot on the north side of Sunwood <br />Drive. <br /> <br />Subsequent to ~he preliminary plat approval on July 25, 1995, the applicants have merged some of <br />the lots on thel south side of Sunwood Drive into larger lots and three additional outlots are <br />proposed. Oudot B will facilitate a sedimentation pond and is proposed to be deeded to the City <br />for a possible ~ite for a future water tower. Outlot C was provided on the common boundary <br />between Lot 1,iBlock 4 and Lot 1, Block 3 to facilitate the extension of sanitary sewer north off of <br />Jasper Street ~and preserve a corridor for the possible future connection of Jasper St. with <br />Sunwood Drive. Outlot D has been platted to preserve a corridor for a possible future extension of <br />143rd AvenueiN.W. to the east. Therefore, the final plat consists of 7 commercial lots and 4 <br />outlots, one of which will be reserved for future development. <br /> <br /> <br />
