AND FITZSIMONDS BUILDERS, INC. <br />By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />In March of thi~ year, Donald Fitzsimonds of Fitzsimonds Builders, Inc. and the fee title owner, <br />Super Bowl, I~c., applied to rezone Lot 6, Block 4 of Riverside West from B-3 Highway <br />Business to R- 17 Urban Residential. The Planning Commission conducted a public hearing and <br />recommended a~proval of the rezoning. Subsequent to the Planning Commission meeting, it was <br />determined that~art of the Superbowl structure encroached on Lot 6 and it would be necessary to <br />replat the prop '~eg-ty prior to eliminate encroachments prior to rezordng Lot 6. Accordingly, the <br />applicants hav~ replatted the 4 lots upon which the Superbowl structure is located into one <br />commemial lot ired two residential size lots. Accordingly, the application to rezone the remainder <br />of Lot 6 or the ~'o residential size lots to R-1 Urban Residential has been reactivated under the <br />new legal descr¥ion. <br /> <br />Notification: <br /> <br />The entire plat o~f Riverside West was notified of the August 1 public hearing. No verbal or written <br />comments have been received. <br /> <br />Observations: <br /> <br />The property is <br />south and east ,~ ere rezoned from Business to Residential in 1988. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) l~xcerpt from zoning map <br /> c) ~'oposed f'mdings of fact <br /> d) ,P~oposed ordinance <br />Recommendation: <br /> <br />>ounded on the north and west by B-3 Highway Business parcels.
