The property is located in the <br />northwest corne~; of the intersection of McKinley Street and Sunfish Lake Blvd. N.W. The site <br />will have two ac~sses onto McKinley Street. <br /> <br /> a) Stte location map - Business Park 95 & Command Corp. parcel <br /> b) S!te plan <br /> c) Oty Staff review letter dated August 31, 1995 <br /> d) Pl'oposed development permit <br /> <br />Notification: ~ <br /> <br />Site plans are n~ required to be subjected to public hearings. In addition, the surrounding parcels <br />are zoned Indusffial and this development would have no peculiar impact on any adjacent industrial <br />property. Therefore, no notice of the pending development to adjacent parcels was necessary. <br />Observations:i <br />The building is l~roposed to be 53,000 square feet in size; 10,000 square feet of office space and <br />43,000 square fe~et of warehouse and manufacturing. The exterior facing finish on the building is <br />proposed to be aicombination of glass curtain walls, decorative and standard concrete block. <br /> <br />The proposed p,roject meets City Code requirements for lot coverage, setbacks, architectural <br />standards, land,aping, waste storage, and paved and curbed off-street customer/employee parking <br />spaces and loadi~ g areas. In an effort to protect the City's investment in both the plat of Business <br />Park 95 and the ~ndividual projects within the plat, City Staff recommended that the landscaped <br />areas be develoPed, with irrigation systems and that any mechanical units on the roof be screened or <br />color matched to the roof. At their meeting on September 5, the Planning Commission clarified <br />that code does not require an irrigation system for landscaped areas nor color matching or <br />screening of m~hanical units on roofs. Mr. Meyer of Smith Architectts responded that these <br />suggestions are r~ot a problem. <br /> <br />The Drainage Plan is acceptable to the City, but must also be reviewed by the Anoka County <br />Highway Depa~ment. A permit must also be obtained from the Lower Rum River Water <br />Management Organization. <br />The site wil! accommodate the 47,000 square foot future expansion to the <br />manufacturing/wiarehouse area noted on the site plan. <br /> <br />Recommendation: <br />City Staff and ithe Planning Commission recommend site plan approval contingent upon <br />compliance withiCity Staff review letter. <br /> <br />Council: Action: <br /> <br /> Motion ~: <br /> Approve]deny the proposed site plan for Command Corporation on Lot 2, Block 1, <br /> Businessl Park 95, contingent upon compliance with the City Staff review letter dated <br /> August 311, 1995. <br /> <br />Review Checklisi: City Engineer <br />CC: 9/12/95 <br /> <br /> <br />
