Lot 2 was to be developed in 1995 as Phase 1 <br />and Lot 3 was to be developed in 1996 as Phase 2. The approved facility on Lot 2 consisted of a <br />28,000 square fdot structure to be finished in wood siding. <br /> <br />Observations: <br /> <br />Subsequent to the site plan approval, the Applicant has made some design modifications to the <br />building on Lot i2 and the overall size of the facility has decreased from 28,000 square feet to <br />17,752 square f~t. In order to meet building code regulations for a fh'e wail between the boat <br />storage area and! the other services offered on the site, the south wall of the storage area will be <br />constructed of c~ncrete block. The wash, lube, detail and retail portions of the facility will also be <br />constructed of ~oncrete block. Due to time constraints and the pending winter season, the <br />Applicant is prqposing that the development of Lot 2 may have to occur in two phases: boat <br />storage in 1995 _and service center in 1996. This schedule may push out development of Lot 3 to <br />1997 as Phase 3~ <br /> <br />The following i~ms are enclosed: <br /> a) S~te location map <br /> b) Approved site plan and building elevations <br /> c) Modified site plan <br /> d) Modified building elevations for Phase 1' <br /> <br />*Modified buildihg elevations for Phase 2 are pending. <br />Notification: <br /> <br />The property is bordered on both sides by other lots in Deal Industrial Park and no notification of <br />design modifications to neighboring property owners was determined to be neCessary. <br /> <br />Recommendatt,'on: <br /> <br />City Staff recommends approval of the modified building design and phasing schedule. <br /> <br /> Council, Action: <br /> <br /> Motion to; <br /> Approve/~leny the proposed modification to the phasing plan and the building design for <br /> Anchor's ~way in Deal Industrial Park. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Engineer <br /> <br />CC: <br /> <br />9/12/95 <br /> <br /> <br />
