ACe, S COU n Y-'P- -vic ]

September 29, 1995

Ms. Sylvia Frolik
Zoning Administrator
City of Ramsey
15153 Nowthen Blvd.
Ramsey, Minnesota 55303

Re: Street Names
Northfork Oaks Second

Dear Ms. Frolik:

This letter is written in response to discussions which took place at the
City Council meeting on September 26th. At that time Mr. Dale Ekegren, a future
Northfork resident, addressed the Council regarding the prospect of renaming the
two small cul-de-sacs in the plat of Northfork Oaks Second. According to the
City's current street plan these cul-de-sacs are currently to be identified as
159th Court and 159th Circle respectively. As you are aware North Fork was asked
to comment on this request.

Mr. Ekegren's proposal is consistent with requests made by North Fork
from time to time to deviate from the accepted street name system. Most notably
the Council allowed a change from Yak Circle to York Circle. We would propose
renaming these cul-de-sacs to "Royal Court" a~d'"Royal Circle" respectively.

In support of Mr. Ekegren's request and ours, we would ask that the
council consider the following:

North Fork has made a consistent effort to produce an up~cale development.
Rightly or wrongly, and Mr. Ekegren is no exception, many buyers associate
upscale developments with attractive and distinctive street names which somehow
convey the image of the development. Numbered street names simply do not create
this effect.

The principal purpose of a defined street name system i~ to facilitate
easy identification for emergency and delivery agencies. It would seem likely
that such agencies would have an easier time locating a Royal Court or Circle
which connects with Royal Road than a 159th Court or Circle which will never
connect with a t59th Street or Lane.

~ The 911 emergency service had indicated in the case of the change to
York Cirlce, that it had no problem with such a change and this situation is
very similar.

Developed by North Fork, Inc.

713 Bradford Ave. No., Champlin, MN 55316 · 421-7147 · Sales - 429-8281
