CITY OF RAMSEY <br />PHASE I DEVELOPMENT PERMIT <br />BJORKLUND READY.MIX <br /> <br />On October 24, 1995, Phase I of II Site Plan approval was granted by the City of Ramsey ("City") <br />to Bjorklund Ready-Mix, Inc., ("Permittee"), a Minnesota corporation, to construct a 3,300 square <br />foot addition ("Structure") to the existing ready-mix plant on the property which is generally <br />known as 6100 Industry Avenue N.W. and which is legally described as follows: <br /> <br />Lot 3, Block 1, PARK 67 INDUST~ PARK, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee and the City herein agree to a two- <br />phase site plan review and that the required site improvements shall be reviewed and <br />determined under Phase II of the site plan review. The Required Improvements to be <br />reviewed include but are not limited to the following: <br /> <br />do <br /> <br />Site grading <br />Installation of bituminous or concrete driveways, parking lots and maneuvering <br />areas. <br />Installation of B-612 continuous concrete curbing around the perimeter of all <br />bituminous or concrete surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping <br /> <br />("Required Improvements) <br /> <br />The Permittee herein agrees that final action to convey property from the City to the <br />Permittee is contingent upon the Permittee making formal application for Phase II site plan <br />approval. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject-to prior approval by the City <br />Engineer and shall deflect away from Uranium Street N.W. <br /> <br />BUILDING FACADE. The City herein agrees that the expansion area of the Structure <br />shall have a metal exterior facing finish compatible with the existing Structure. The <br />Permittee herein agrees that soffits and facia shall be applied to the existing Structure and <br />the expansion area of the Structure, and that a brick facade shall be applied to 33% of the <br />area of the west wall of the existing Strucutre. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT.
